Required Documentation for Client Identification

This procedure applies to clients who are required to sign documents in the presence of the Notary. In accordance with English law, the identity and residential address of each signatory must be verified before the documents can be executed.

Where more than one person is required to sign, this identification requirement applies to each individual signatory, and the documentation listed below must be provided separately by every person involved.

In order to proceed with the identification of a client, English law requires the verification of specific documents. Clients are therefore required to provide the following documentation.

1. Proof of Identity

A valid and unexpired identity document must be provided. Acceptable forms of identification include:

• A passport; or

• A national identity card; or

• A driving licence.

The identity document must be presented in original form on the day of the appointment.

2. Proof of Address

A document confirming the client’s residential address is also required. Acceptable documents include:

• A council tax bill;

• A bank statement;

• A utility bill; or

• A UK driving licence (only if it has not already been provided as proof of identity).

Bank statements and utility bills must be dated no more than three months prior to the date on which the document is provided.

Proof of address documents must be presented in original form.

Where proof of address documents are issued in digital format (for example, bank statements or utility bills), we are able to verify them without requiring a printed copy. In such cases, the client will be asked to access the relevant document online using their own device and to demonstrate that the PDF document is genuine and accessible through the official source.

Please note that advance submission does not replace the requirement to present the original documents at the appointment.

This documentation is mandatory and is required in order to comply with applicable English legal and regulatory obligations.
